GTA buyers relocating from Toronto and Mississauga continue to make up the largest share of Southeast Oakville showings this summer, drawn by the trade of city density for larger lots and mature streets in Old Oakville, Morrison, and Ford.
Buyers relocating from elsewhere in Canada, often for work or to be closer to family already settled in Oakville, remain a steady secondary group. A smaller number of buyers arriving from abroad continue to view the market here as a stable, long-term landing point, particularly on Old Oakville’s more established streets.
Early summer buyers tend to be more decisive and less reactive than the buyers who compete through April. Showings this time of year skew toward private, scheduled tours rather than the high-traffic open houses that characterize peak spring weekends.
Buyers touring in July tend to have already narrowed their search to a specific street or two rather than canvassing all three neighbourhoods at once. That narrower focus is consistent with a buyer pool that has done its homework before making the trip out, rather than one still forming a first impression of Southeast Oakville.

Old Oakville continues to draw buyers who prioritize walkability to the harbour and town centre, while Morrison’s larger lots and quieter streets appeal to buyers upsizing from elsewhere in the GTA.

Morrison’s appeal remains concentrated among buyers who have already spent time in a smaller Old Oakville or Ford home and are looking for more space without leaving Southeast Oakville.

Ford, with its lower entry point into Southeast Oakville, continues to attract a mix of first-time luxury buyers and buyers eyeing the neighbourhood’s teardown and rebuild potential along its southern lakefront slice.
Ford remains the most accessible entry point into Southeast Oakville, and that continues to draw a different kind of buyer than Morrison or Old Oakville.
Momentum does not move at the same pace on every street, even within the same neighbourhood.
