Buying & Selling Petrus Engelbrecht & Joshua Engelbrecht November 3, 2026
Detached sales across Old Oakville, Morrison, and Ford returned to last year’s level in October, and sold faster. Not one sold at or above asking.

Petrus Engelbrecht and Joshua Engelbrecht of Engelbrecht Associates, Sotheby’s International Realty Canada, specialize in luxury residential real estate across Southeast Oakville, covering Old Oakville, Morrison, and Ford. For three months this autumn the story of this market was lost volume. In October that changed. Detached sales in Southeast Oakville came back to almost exactly last October’s level, and the homes that sold went faster than they did a year ago.
What did not come back was any room above the asking price. Every detached home that sold in October sold below its list price. Read together, those two facts say the same thing our September and third-quarter posts said, only more clearly: buyers are active, and they are paying for homes that are priced where they are prepared to buy.
In October 2026 Southeast Oakville recovered its sales volume without recovering any premium over asking. Buyers returned on price, not on competition.
Eighteen detached homes sold across the three neighbourhoods in October 2026, measured by the date each sale was agreed. That compares with nineteen in October 2025. By neighbourhood, Old Oakville recorded 4 sales, Morrison 5, and Ford 9.
The comparison with the previous three months is the point. August 2026 ran at half of August 2025, nine sales against eighteen. September recovered to twelve, still well short of the twenty-two a year earlier, as we set out in Southeast Oakville September 2026 Market Data. October closed the gap almost entirely. Across the third quarter, sales were down about a quarter on the year, the finding at the centre of Southeast Oakville in Q3 2026. One month does not reverse a quarter, but it is the first month since July in which the market traded at last year’s pace.
Ford carried half of October’s activity. That is consistent with what we have seen all autumn: Ford is the accessible entry point into Southeast Oakville, its buyer pool is the widest, and its homes sit in the price bands where most transactions happen.
The median detached sale price across Southeast Oakville in October was $2,165,000, against $2,200,000 in October 2025. We report the median for the three neighbourhoods together only. With four, five, and nine sales, a monthly neighbourhood median would rest on too few transactions to mean anything, and in the smallest group would come close to disclosing individual prices. This is the same standard we have applied to every monthly post since August.
The median also moves with mix. A month with more Ford sales will show a lower median than a month with more Old Oakville sales, without any home being worth less. October’s median is best read as a description of what sold, not as a measure of value.
A monthly median price in Southeast Oakville describes which homes sold that month. It is not a measure of whether homes are worth more or less.
Thirteen of eighteen sales, or 72 per cent, were below $3,000,000. That share has been remarkably stable: about 65 per cent across the third quarter and 74 per cent in October 2025. It is the clearest single fact about where buyers in this market actually transact.
Faster than a year ago. The median detached home that sold in October spent 20.5 days on the market, against 31 days in October 2025. Fourteen of the eighteen sold within 30 days, compared with nine of nineteen last year. Three took more than 90 days, and those three had each been reduced from their original asking price before they sold.
Days on market in Southeast Oakville is the clearest signal of whether a home was priced correctly, because a well-priced home here does not need long to find its buyer. The homes that sold within 30 days achieved a median of 95.4 per cent of their final asking price. Those that took longer achieved 93.8 per cent. Time on the market cost sellers money, on top of the carrying costs.
In Southeast Oakville a correctly priced home sells quickly and close to its asking price. A home that sits usually sells for less, not more.
No. Not one of the eighteen detached sales in October was at or above its list price, following none of twelve in September. In October 2025, two of nineteen sold above asking.
The typical negotiation was otherwise similar to last year. The median sale-to-list ratio was 94.4 per cent, against 93.4 per cent in October 2025. Four sales closed more than 10 per cent below their asking price, the same number as a year earlier. Nine of the eighteen sold within 5 per cent of asking.
So the October market was neither soft nor competitive. It was orderly. Buyers negotiated, typically by five or six per cent, and sellers who had priced realistically agreed quickly. What has disappeared is the bidding above list that a minority of sales saw in 2025.
The October 2026 market in Southeast Oakville was neither soft nor competitive. It was orderly, with buyers negotiating and correctly priced homes selling.
On 2 November 2026 there were 112 active detached listings across the three neighbourhoods: 25 in Old Oakville, 53 in Morrison, and 34 in Ford. That is close to the 109 we counted on 19 October in Notable Southeast Oakville Listings This October. The median asking price was $3,515,000. By neighbourhood the median asking price was $4,099,000 in Old Oakville, $4,098,000 in Morrison, and $2,174,500 in Ford.
At October’s pace of eighteen sales a month, 112 listings represent a little over six months of supply, down from roughly eight months at the third-quarter pace. That is a meaningful improvement in a single month, and it came from demand, not from listings being withdrawn.
The new supply increasingly is. Thirty-nine listings came to market from 1 October to 2 November, with a median asking price of $2,899,000, and 21 of them, or 54 per cent, were asking under $3,000,000. The 73 listings that were already on the market before October had a median asking price of $3,790,000, and only 38 per cent were under $3,000,000.
The overhang sits where it has sat since the summer. Nineteen listings had been on the market for 90 days or more, 15 of them asking $3,000,000 or above, with a median asking price of $4,290,000. Seventy-two per cent of October sales were below $3,000,000. Forty-four per cent of active listings are.
Southeast Oakville in autumn 2026 has two markets: homes priced under three million dollars that are selling, and older listings above it that are waiting.
For sellers, October is encouraging and demanding at once. Encouraging, because the buyers are plainly there, at last year’s volume, and they are acting quickly. Demanding, because they are acting only on homes priced to the market. The listings that have waited longest are, in the main, the ones priced above it. A price adjustment made in November, with buyers active, is worth more than the same adjustment made in January.
For buyers, the window is narrower than it looked in August. Well-priced homes are selling within a few weeks, so preparation matters. The Bank of Canada raised its policy rate to 2.5 per cent on 28 October, too late to affect most October agreements, and we explained what that means in What the Bank of Canada’s October Decision Means for Oakville Real Estate. Arrange financing and the appraisal path before you find the house, as we set out in How Appraisals and Financing Work on High-Value Homes. Negotiation remains normal, typically a few per cent, and there is real room on the older listings above three million dollars.
For the season as a whole, October supports the reading we took from the Southeast Oakville Summer 2026 Recap onward. Oakville real estate in its southeast corner is not falling in value. It is repricing at the margin, and price, not demand, decides which homes sell. November will show whether October’s volume holds as the season slows and higher borrowing costs take effect.
Eighteen detached homes sold across Old Oakville, Morrison, and Ford in October 2026, measured by the date each sale was agreed. That compares with nineteen in October 2025. Old Oakville recorded 4 sales, Morrison 5, and Ford 9.
Very rarely. No detached home in Old Oakville, Morrison, or Ford sold at or above its asking price in September or October 2026. The median sale-to-list ratio in October 2026 was 94.4 per cent.
In October 2026 the median detached home in Southeast Oakville sold in 20.5 days, and fourteen of eighteen sales happened within 30 days. Homes priced in line with the market sell quickly; homes priced above it can take several months and usually sell for less.
Old Oakville, Morrison, and Ford recorded 4, 5, and 9 detached sales in October 2026. A median drawn from so few sales would be statistically meaningless and could come close to disclosing individual sale prices, so monthly prices are reported for the three neighbourhoods combined.
Not in October. Sales volume returned to the level of October 2025 after a weaker August and September, and homes sold faster than a year earlier. Prices are negotiated below asking, and listings priced above three million dollars are taking longest to sell.
On 2 November 2026 there were 112 active detached listings across Old Oakville, Morrison, and Ford: 25, 53, and 34 respectively. At the October 2026 sales pace that is a little over six months of supply.
Homes under three million dollars. Seventy-two per cent of detached sales in October 2026 were below that level, consistent with about 65 per cent across the third quarter, while only 44 per cent of active listings were priced under it.
