This post is a snapshot of what is genuinely on the market as of the capture date, expressed in bands rather than in individual homes.
The headline is not the number of listings. It is the shape of them. Inventory is not spread evenly across the three neighbourhoods, it is not spread evenly across price, and it is not moving at the same speed in each. Those three facts together tell a buyer where to look and a seller who they are actually competing against.
Fall is the widest choice Southeast Oakville offers in any calendar year, and September is when that choice is at its fullest.
As at the capture date there were 116 detached homes actively listed across Old Oakville, Morrison, and Ford combined. The median asking price across all three was $3,424,500.
That figure is worth pausing on, because it is an asking price rather than an achieved one, and the gap between the two is the whole subject of negotiation. What a median asking price tells you is where sellers collectively believe the market sits. What it does not tell you is where it clears.
The style mix is more one-sided than newcomers expect. Of the 116 homes, 84 are two storeys or taller, 24 are bungalows or bungalofts, and the remaining 8 are split-level or other forms. Southeast Oakville is a two-storey market by a wide margin, and buyers specifically seeking single-level living are working from roughly a fifth of the available stock.

Morrison carries nearly as much inventory as the other two neighbourhoods combined. A seller in Morrison this fall is competing against a materially deeper field than a seller in Old Oakville or Ford, and pricing that ignores that is pricing into a headwind.
Ford sits more than a million dollars below the other two on median asking price, which is consistent with what we have always said about it: Ford is the entry point into Southeast Oakville, with smaller lots and a younger housing stock. We report inventory in bands rather than naming individual homes or their prices, which is both the compliant way to do it and the more useful one, because a band tells you how much competition sits at your level. Across all three neighbourhoods:
Two observations. The first is that the market thins sharply above $4 million and then thickens again between $5 million and $7 million, which is not the smooth taper people assume. A seller pricing into the $4 million to $5 million band is competing against 11 homes. A seller pricing just above it is competing against 16.
The second is that 14 homes are asking $7 million or more. That is a meaningful upper tier for a market this size, and it is concentrated rather than scattered. The deepest band in Southeast Oakville right now is $3 million to $4 million, holding one active listing in four.
Median days on market across all 116 listings was 40 days as at the capture date. The distribution behind that median matters more than the median itself:
Roughly a quarter of the market arrived in the last fortnight and roughly a fifth has been sitting for more than three months. Those are two different markets occupying the same neighbourhoods, and a buyer who cannot tell them apart is negotiating blind against both.
The neighbourhood medians diverge sharply here. Old Oakville sits at 24 days, Morrison at 40, and Ford at 58. Ford inventory is moving more slowly than the rest of Southeast Oakville this fall despite carrying the lowest median asking price, which is the kind of finding that only shows up when the three are measured separately.
About one in five active Southeast Oakville listings has been on the market for more than ninety days.
Since the first of September, 34 new detached listings have come to market across the three neighbourhoods, 11 in Old Oakville, 14 in Morrison, and 9 in Ford. The median asking price of that new September group was $3,493,500, slightly above the median for standing inventory.
New listings asking more than the existing stock is a reasonable sign of seller confidence heading into fall. It is not by itself evidence of rising values, and we would not present it as such. For a buyer, this is the deepest choice of the year and it will narrow. Fall inventory does not carry into December in this market. The 23 listings past ninety days are where the negotiating room usually sits, and identifying which of those are genuinely mispriced rather than genuinely difficult is the work.

Yes. 30 of the 116 active detached listings were asking $5 million or more, and 14 of those were asking $7 million or more. For a market of this size that upper tier is substantial, and it is concentrated in particular pockets rather than spread evenly.
