From repricing to negotiating: fewer sales, more supply, and wider gaps between asking and selling across Old Oakville, Morrison, and Ford, 21 June to 21 September 2026

The short version is that Oakville real estate in Southeast Oakville moved this summer from a repricing market into a negotiating one. In August we reported that inventory was holding steady while asking prices adjusted. Over the full season, the adjustment spread from asking prices into the negotiation itself. Fewer homes sold, more homes came to market, and the distance between what sellers asked and what buyers paid widened at the edges, even where the typical outcome barely moved.
Summer 2026 in Southeast Oakville was not a falling market. It was a negotiating market, and the negotiation happened at the edges rather than in the middle.
Thirty-nine detached homes sold across Old Oakville, Morrison, and Ford between 21 June and 21 September 2026. Over the same dates in 2025, fifty-five sold. That is a decline of roughly 29 per cent in transactions, year over year.
The decline was not evenly shared. Ford held almost level with the prior summer. Morrison eased. Old Oakville saw the sharpest drop, with roughly half the sales of summer 2025. Summer is always quieter than spring here, and our spring recap counted 87 sales over its three months, but the right comparison for a season is the same season a year earlier, and on that basis this was a genuinely thinner summer.
The median sold price across Southeast Oakville this summer was $2,251,000, against $2,712,500 in summer 2025. On its face that is a fall of about 17 per cent. It is not a 17 per cent fall in values, and it would be misleading to report it as one.
The difference is almost entirely mix. In summer 2025, nineteen homes sold between $3,000,000 and $5,000,000. This summer, eight did. The market did not mark those homes down. Far fewer of them transacted, which pulled the median toward the lower bands where activity held up.
By neighbourhood, in the usual order:
Ford is the clearest like-for-like read, because its sales count barely changed. Its summer median of $1,950,000 compares with $1,937,500 in summer 2025, essentially flat. The Old Oakville and Morrison medians are drawn from ten and fourteen sales respectively, and both are shaped heavily by which homes happened to trade. Neither should be read as a price trend on its own.
A lower median sold price in a thinner season usually says more about which homes sold than about what homes are worth.
Activity below $3,000,000 eased modestly. Activity between $3,000,000 and $5,000,000 fell by more than half. That upper-middle band is where the buyer is most often moving up from another detached home and has to sell before buying, and it is the band most exposed to the uncertainty the Bank of Canada described when it held rates in early September, which we covered in What the Bank of Canada’s September Decision Means for Southeast Oakville Buyers. Above $5,000,000, a small number of sales continued, as they tend to regardless of the season.
This is where the season changed character. The median sale-to-list ratio was 93.7 per cent, compared with 94.4 per cent in summer 2025. The typical negotiation was barely different.
The spread around that median was not. Nine of the thirty-nine sales, about 23 per cent, closed more than ten per cent below the final asking price. In summer 2025, four of fifty-five did, about 7 per cent. At the other end, four homes this summer sold at or marginally above asking, all of them priced at or below $2,500,000.
Well-priced homes still sold close to asking this summer. The homes that were priced for the market of two years ago were negotiated down to the market of today.
Median days on market for homes that sold this summer was 32, against 30 in summer 2025. The average was 40 days, against 51. Homes that were going to sell sold at an ordinary pace. The slowing in this market shows up in the price conversation and in the homes that did not sell at all, rather than in the time it took the successful ones.
On 22 September 2026 there were 116 active detached listings across the three neighbourhoods: 32 in Old Oakville, 52 in Morrison, and 32 in Ford. That is up from 105 on 8 September, the figure in our August 2026 Market Data post, with forty-one of today’s listings having come to market since 1 September.
The median asking price is $3,299,000, compared with $3,325,000 on 8 September and $3,498,000 in mid-August. By neighbourhood it is $3,520,000 in Old Oakville, $3,892,500 in Morrison, and $2,362,000 in Ford. Twenty-three listings have been on the market for more than ninety days, and a small number for more than six months.
Two numbers explain the autumn. At this summer’s pace of roughly thirteen sales a month, 116 listings represent close to nine months of supply. And the inventory sits well above where buyers are transacting: 69 per cent of this summer’s sales were under $3,000,000, while only 42 per cent of active listings are. Southeast Oakville enters autumn with more supply above $3,000,000 than the summer market absorbed, and that gap is where the negotiation will happen.
For buyers, this is the most room to negotiate that Oakville real estate has offered in this segment for some time, particularly above $3,000,000 and on homes that have been listed for several weeks. It is not a market in which everything is discounted. Correctly priced homes in the lower bands still drew close to their asking price this summer.
For sellers, the lesson is precision. The typical sale landed within about six per cent of asking, which is close to normal. The sellers who did poorly were the ones who started too high and let the market correct them publicly over several months. In a negotiating market, the first price is the most important decision a seller makes, and the season’s data rewards the sellers who made it with care.
The data also sits alongside the first six weeks of summer checkpoint we published in August. The full season confirms what the early weeks suggested: steady demand for well-priced homes, and patience everywhere else. For anyone following Oakville real estate at the neighbourhood level, the autumn will be decided by how quickly asking prices above $3,000,000 move toward where buyers have been willing to transact.
