Petrus Engelbrecht and Joshua Engelbrecht of Engelbrecht Associates, Sotheby’s International Realty Canada, specialize in luxury residential real estate across Southeast Oakville, covering Old Oakville, Morrison, and Ford. We ran the numbers across all three neighbourhoods on August 17 to see exactly what the autumn market will be built on. The answer is that it is already built.

The homes that will sell this autumn in Southeast Oakville are, for the most part, on the market right now. September does not create inventory, it creates buyers, and those buyers will be choosing from the one hundred and five detached listings that are standing today plus whatever arrives in the next few weeks. That makes mid-August the moment pricing decisions actually get made, even though nothing much appears to be happening.

The autumn market is not something that begins in September. It is being priced right now, while the market looks quiet.

How Many Homes Are Actually For Sale in Southeast Oakville Right Now?

There are 105 active detached listings across Old Oakville, Morrison, and Ford. Morrison carries just over half of them on its own, at 53 listings, followed by Ford at 30 and Old Oakville at 22.

Median asking prices sit at $3,520,000 in Old Oakville, $3,788,000 in Morrison, and $2,779,500 in Ford, with a median of $3,498,000 across all three neighbourhoods together. Ford’s lower midpoint is consistent with its long-standing role as the accessible entry point into the area, a case we set out at length in Ford: The Most Accessible Way Into Southeast Oakville.

Morrison alone carries more than half of all active detached inventory in Southeast Oakville.

That concentration matters for sellers in Morrison specifically. A seller there is not competing with the Southeast Oakville market in general, but with fifty-two other detached homes in the same neighbourhood, many of them at a similar price. We have written about what gives Morrison its particular character, and that character does not change the arithmetic of a crowded field.

What Does the Spread of Asking Prices Look Like Across the Three Neighbourhoods?

Midpoints hide the shape of a market. The distribution across price bands is the more useful figure for anyone tracking Oakville real estate:

  • Fifteen active detached listings are asking under $2,000,000.
  • Twenty-four are asking between $2,000,000 and $3,000,000.
  • Forty-one are asking between $3,000,000 and $5,000,000, the largest single group.
  • Eighteen are asking between $5,000,000 and $10,000,000.
  • Seven are asking above $10,000,000.

The two lowest bands together account for thirty-nine listings, which is thirty-seven percent of everything currently available. Buyers who assume Southeast Oakville begins somewhere north of four million dollars are simply wrong about the market, and the misconception costs them opportunities every season.

Southeast Oakville carries genuine depth below three million dollars. More than a third of what is available sits there.

What Came to Market in Southeast Oakville This August?

Eighteen of the currently active listings came to market between August 1 and August 17. Eight are in Morrison, seven in Ford, and three in Old Oakville. Their median asking price is $2,574,500, well below the $3,498,000 median for standing inventory, and ten of the eighteen are asking under $3,000,000.

That is the family-scale segment, and it arrives every August for the same reason: sellers positioning ahead of the school year and the autumn buying window. It is also the segment where competition will be sharpest in September, because a great many of those homes are priced within a few hundred thousand dollars of each other.

New inventory in Southeast Oakville is arriving from the middle of the market, not the top of it.

How Many Homes Have Actually Sold in August?

Three. Across all three neighbourhoods, three detached sales were recorded between August 1 and August 17. For context, the identical search across the full month of July returned nineteen.

We want to be precise rather than dramatic about that. Three sales over seventeen days is far too small a sample to say anything about direction, and we are not going to pretend otherwise. It is a seasonal pattern we see every year in Southeast Oakville. Serious buyers are away, decisions defer to September, and the transaction count collapses for a few weeks before recovering.

Three sales in seventeen days is not a market signal. It is a calendar.

The number worth holding onto is the gap. Eighteen homes came to market in the same period that three sold. Inventory is accumulating ahead of the autumn buyers rather than clearing, which is exactly what should happen at this point in the year, and exactly why pricing accurately in September matters more than it did in May.

How Long Are Southeast Oakville Listings Sitting?

The median active listing across the three neighbourhoods has been on the market 56 days. Ford’s inventory is meaningfully fresher at a median of 38 days, while Old Oakville and Morrison both sit at 63 days.

The tail matters more than the midpoint. Six of the 105 active listings have now been on the market for more than six months, and a small number have been listed for well over a year. Inventory that persists that long is almost never a reflection of the property itself.

A home that has been sitting since the spring is not telling you about the house. It is telling you about the price.

We set out how time on market translates into eventual pricing outcomes in Southeast Oakville Spring 2026 Market Update: Days on Market and Pricing Trends, and the pattern has held right through the summer. Homes that come to market accurately priced transact. Homes that start above where the market is willing to go spend a season discovering that, and then transact for less than they would have.

What Should Southeast Oakville Sellers and Buyers Do With This?

If you are listing this autumn, the competitive set is visible today. You can see how many homes sit in your neighbourhood and your price band, how long they have been sitting, and what the newest arrivals are asking. Pricing against that reality, rather than against what you hoped for in the spring, is the single decision that determines whether you transact in October or in February.

If you are buying, this is the most information-rich moment of the year. Inventory is at its seasonal peak, sellers who have been on the market since May or June are considerably more realistic than they were, and you are not yet competing with the full September buyer pool. Buyers who do their work in August tend to move decisively in September, and they come, in order of volume, from the Greater Toronto Area, from elsewhere in Canada, and from abroad.

August rewards preparation and punishes waiting. The market does not restart in September, it simply becomes visible.

For the fuller seasonal picture, our First Six Weeks of Summer 2026 post covers how the season opened, and the Spring 2026 Recap remains the most reliable benchmark for anyone pricing a Southeast Oakville property today.

Anyone approaching Oakville real estate at this level for the first time should start with our Definitive Guide to Southeast Oakville Real Estate, which sets out how Old Oakville, Morrison, and Ford differ from one another and what actually drives value in each. The three neighbourhoods sit side by side and behave differently enough that treating them as one market is the most common and most expensive mistake we see buyers make.

Yes, and predictably so. Three detached sales were recorded across the three neighbourhoods between August 1 and August 17, compared with nineteen across the full month of July. Is it better to list in August or wait until September?

Listing in August generally puts a home in front of the autumn buyer pool from the first day it forms, rather than joining a crowded September field. The trade-off is a quieter few weeks at the start. The decision should turn on preparation and pricing rather than on the calendar alone.

Which Southeast Oakville neighbourhood has the most inventory?

Morrison, by a wide margin. It carries 53 of the 105 active detached listings across the three neighbourhoods, more than Ford and Old Oakville combined.
