Ten days into August, we ran the numbers across all three neighbourhoods to see exactly where the market stands.
Two figures tell the story. Eleven detached homes came to market between August 1 and August 10. Across the same ten days, no detached sales were recorded in any of the three neighbourhoods. For context, the identical search across the full month of July returned nineteen sales.
Eleven homes came to market in ten days. None sold. That is what this stretch of the calendar looks like in Southeast Oakville.
We want to be precise about that rather than dramatic. It isn't a warning sign, it's a seasonal rhythm we see every year. Serious buyers are away, decisions get deferred to September, and sellers who intend to be in front of autumn demand use these particular weeks to get listed, photographed, and positioned.
There are 105 active detached listings across the three neighbourhoods. Morrison carries half of them on its own, at 52 listings, followed by Ford at 31 and Old Oakville at 22.
Median asking prices sit at $3,894,000 in Morrison, $3,520,000 in Old Oakville, and $2,560,000 in Ford, with a median of $3,498,000 across all three. Ford's lower midpoint is consistent with its long-standing role as the accessible way into the area.
Morrison alone accounts for half of all active detached inventory in Southeast Oakville this month.

Midpoints are useful but they hide the shape of a market. The distribution across price bands is more revealing, and for anyone tracking Oakville real estate it's the more useful number to carry around:
That is genuine depth at every level, not a thin summer market. Buyers who assume Southeast Oakville begins somewhere above four million dollars should look again at the bottom two bands, which together account for nearly forty percent of everything currently available.
Southeast Oakville carries real inventory at every price level, and the entry bands are deeper than most buyers assume.
Of the eleven homes that came to market in the first ten days of August, four are in Ford, four in Morrison, and three in Old Oakville. Their median asking price is $2,199,000, well below the $3,498,000 median for standing inventory.
Eight of the eleven are asking under $3,200,000. Sellers bringing family-scale homes to market ahead of the school year is a pattern we see every August, and it's the segment where autumn competition tends to be sharpest.
New inventory in Southeast Oakville is arriving from the middle of the market, not the top of it.
The median active listing across the three neighbourhoods has been on the market 54 days. Ford's inventory is meaningfully fresher at a median of 33 days, while Morrison and Old Oakville both sit at 56 days.
The tail matters more than the midpoint. A small number of listings across the three neighbourhoods have now been on the market for well over a year. Inventory that persists that long is almost never a reflection of the property itself.
A home that has been listed for a year is not telling you about the house. It is telling you about the price.

It's worth saying plainly that a ten-day window is a very short measurement period, and Southeast Oakville records a modest number of detached transactions in any given stretch. Zero sales across ten days in early August is not a statistically meaningful signal about the health of the market. It's a seasonal artefact, and reading it as anything more would be a mistake.
Southeast Oakville's August pause is a matter of timing, not of demand.
The more informative number is the eleven new listings. Sellers do not bring homes to market in a falling market. They bring them to market when they expect buyers, and eleven in ten days says a good deal about what this town's sellers expect from September.

For buyers, this is the least competitive stretch of the year in Oakville real estate. There are 105 active detached listings to work through, competing offers are rare right now, and a seller who has carried a property since the spring is in a very different frame of mind than they were in April.
Buyers this month face the deepest choice and the least competition of the year.
Interest continues to come first from buyers relocating within the Greater Toronto Area, followed by buyers moving from elsewhere in Canada, and a smaller but consistent group arriving from abroad. That ordering has held steady across the whole of 2026.
For sellers the arithmetic is less comfortable. Eleven homes joined the market in ten days and none sold, so anything listed now is joining a queue rather than clearing it. September will bring buyers back to Oakville real estate, but it will bring more competing inventory with them.
Sellers who price for September in August tend to sell in September. Sellers who wait to be convinced tend to sell in November.
